2. Rental Criteria
Who Must Apply. Every adult (18+) who will live in the home must listed on the application and provide a valid government-issued photo ID.
Identity. Each adult must present a valid, government-issued photo ID. Acceptable IDs include a U.S. driver’s license/state ID, U.S. passport, foreign passport, or foreign national/consular ID with photo. If a U.S. credit report cannot be produced (no SSN/ITIN or no U.S. credit file), you may be considered through our Optional Credit Waiver (OCW) (see below). All other criteria (income, rental history, identity) still apply.
Move-In Flex Deposit Option. For qualified applicants who meet all standard screening requirements, TN Home Heros offers a program to help reduce upfront move-in costs. This allows approved residents to pay their total security deposit in four (4) equal monthly installments instead of the full amount before move-in.
At lease signing the first deposit installment is due. The resident must then pay the first month’s rent before move-in.
The remaining three installments are due monthly with rent until the deposit is fully paid.The total deposit amount remains unchanged and refundable at the end of tenancy per the lease terms.
Income. Minimum gross monthly income of 2.5× the monthly rent combined for all leaseholders. Income must be verifiable (recent pay stubs, offer letter, benefits award, tax returns for self-employed, etc.).
Credit. Minimum credit standard 650 for at least one leaseholder. Limited or below-threshold credit may be considered with our Optional Credit Waiver (OCW) (see below). We review overall credit history, including collections and payment patterns.
Rental History. Verifiable, positive rental or mortgage history for the past 12 months. Prior evictions, unpaid landlord balances, or significant lease violations may result in denial.
Background. We conduct criminal background screening consistent with applicable law and individualized assessment; a record does not automatically disqualify an applicant.
Occupancy. Occupancy must be reasonable for the unit size and comply with local codes (generally two persons per bedroom as a guideline, subject to unit size and configuration).
Pets/Animals. Pet approvals are property-specific and may include pet rent/fees and breed/size limits. Assistance animals are reviewed per applicable law.
Smoking. No smoking of any kind inside the home or in restricted areas.
Guarantors / Co-Signers.
Allowed when an applicant does not fully meet income/credit standards (property-specific).
Guarantor must show verifiable income of 4× to 5× rent and meet credit standards 700+.
Not eligible if the guarantor is a current tenant or a current occupant of any TN Home Heros–managed address, whether or not listed on a lease. Applications listing an ineligible guarantor will be declined; you may provide a different qualified guarantor or proceed without one if you independently meet the criteria.
Optional Credit Waiver (OCW).
For otherwise qualified applicants who either opt out of credit screening or fall below the credit cutoff, OCW may be available at $250.00/month during the initial lease term. Availability, terms, and eligibility are property-specific and may change.
Verification & Timing. We may verify employment, income, rental history, identity, and background through third-party services. Incomplete or unverifiable information may delay or result in denial.
False Information. Providing false or misleading information is grounds for denial or lease termination.
Notes. Criteria may vary slightly by property. Any variations will be disclosed during the application process.
